Using the service
CookedListings provides property research, search tools, estimates, and communication drafts. These terms describe use of the service. Last updated September 21, 2026. If you do not agree, do not use the service.
Member access
Membership is invite-only when account access is enabled. Use your own account, keep your credentials private, and provide accurate account information. Do not share activation links publicly, impersonate another person, or attempt to access another member’s notes.
Search allowance
The member plan allows 25 new searches per calendar month, resetting on the America/Chicago calendar. Searches served entirely from saved results do not consume the new-search allowance. A newly initiated external search may count even if it returns no matches or does not complete successfully. Results already saved may be reused across members. No subscription price or recurring billing is established by these terms; any paid offer must separately disclose its price and conditions before purchase.
Listings and estimates
Listings are snapshots and may be outdated, incomplete, inaccurate, or unavailable. Scores indicate listing signals, not verified seller motivation or guaranteed deals. Repair allowances, values, loan balances, equity, and offer figures may be estimates based on stated assumptions. Independently verify availability, ownership, condition, comparable sales, debt, liens, financing requirements, and transaction costs before making commitments.
Research tools and outreach
CookedListings does not provide legal, tax, lending, appraisal, or individualized investment advice. Email drafts and call scripts are editable starting points. Review them for accuracy and fit before use. You are responsible for your communications, offers, required permissions, and compliance with applicable contact and marketing rules. Respect requests not to be contacted. The app does not send an email or place a call simply because you open a draft or call preview.
Acceptable use
Do not use the service for harassment, discrimination, fraud, unlawful solicitation, security attacks, or unauthorized data harvesting. Do not bypass search limits, misuse contact information, or upload material you have no right to share. Use listing text, photographs, and other third-party material only as permitted by their owners and applicable law.
Your content and outside services
You retain your rights in notes and other content you create. You permit CookedListings to store and process that content to provide the requested workspace features. Third-party listings, photographs, brands, and websites remain subject to their owners’ rights and terms. CookedListings is not affiliated with or endorsed by Zillow. Links to external sites do not constitute an endorsement.
Availability and responsibility
The service is provided as available. We do not guarantee uninterrupted access, listing accuracy, seller acceptance, financing approval, or transaction profit. You remain responsible for your independent due diligence and transaction decisions. Nothing in these terms excludes rights or protections that applicable law does not permit to be excluded.
Access changes and questions
Access may be restricted for misuse, security concerns, or violations of these terms. Email ty@dealulator.com for account help, an explanation of an access restriction, or privacy requests. Material changes will be reflected in an updated version of these terms. Read the Privacy Policy for information about data handling.
